Why Dubai real estate agents need their own website, not just a portal profile
Clients now find and check agents online before they call. What a personal website does for a Dubai agent's image, trust and leads, with data and examples.

Most clients now find their agent online and hire one of the first agents they contact, so being easy to find and easy to trust online decides who gets the call. A portal profile puts you next to every competitor selling the same building; your own website shows your name, licence, areas and track record on your terms, captures the lead for you, and is what clients see when they search your name after a WhatsApp message.
Dubai had a record year in 2025: AED 682.5 billion of property sales across 214,912 transactions, according to Dubai Land Department figures (Zawya). More deals also means more agents chasing them, and most of those agents look the same online: a portal profile, an Instagram account and a WhatsApp number. This article explains why your own website changes that, and what it needs to do the job.

Clients find their agent online first
There is no public Dubai survey on how clients choose an agent, so the best evidence comes from Zillow's large US study. The pattern matters for Dubai because so many buyers here are international and do their research online, often from another country, before they ever message anyone.
| Real estate website or app | 23% |
|---|---|
| Referral from friend or family | 22% |
| Know them from the community | 8% |
| Social network | 7% |
| Search engine | 7% |
| Referral from another agent | 5% |
| Referral from a builder | 4% |

Online channels together (37%) now bring in more clients than referrals (31%). For sellers the shift is even clearer: the share who found their listing agent online rose from 15% in 2018 to 36% in 2024. And even referred clients check you online before they call.
The first good impression wins the deal
In the same study, 71% of buyers contacted only one or two agents, and 47% of buyers and 59% of sellers hired the first agent they contacted. Clients don't shop around much. They decide who looks credible before they reach out, and then they mostly stay with that person. Your online presence is the interview you don't know you're having.
A portal profile is rented space; a website is yours
Portals such as Property Finder and Bayut are essential for listings, and you should stay on them. But they are built to show buyers many agents, not to make you stand out.
| Portal profile | Your own website | |
|---|---|---|
| Who sits next to you | Other agents, often advertising the same building or even the same unit | Only you |
| Whose brand leads | The portal's | Yours: name, photo, licence number, story |
| When someone searches your name | Your profile may appear among many others | Your site can rank first for your own name |
| What you can show | Listings in a fixed template | Areas you know, buildings, market updates, reviews, videos, both languages |
| The lead | Arrives through the portal's system | Comes straight to your WhatsApp, inbox or CRM |
| If the rules or prices change | You adapt to the portal | You keep your audience |

What it does to your image
Try the test your clients already do: search your own name. If the result is a portal profile, an old Instagram post or nothing at all, a client comparing two agents has little reason to choose you. A clean website with your photo, RERA licence number, the areas and buildings you specialise in, recent deals and client reviews tells them in seconds that you are established and serious. It also helps with developers and landlords, who check agents before handing over a project or a listing.
It works for AI search too. Tools like ChatGPT, Google's AI answers and Copilot recommend agents by drawing on what they can read on the web. A website that clearly says who you are, which areas you cover and which languages you speak gives them something to cite; a portal profile shared with thousands of agents rarely does.

What a Dubai agent's website needs
- Who you are: name, real photo, RERA BRN and your brokerage's ORN, languages spoken.
- Where you're the expert: a page for each community or building you know well. These are the pages that rank in search.
- Compliant listings: a Trakheesi permit number and Madmoun QR code on each advertised property, and sold units removed (see building a Dubai property website).
- One-tap contact: a WhatsApp button and a short form that go straight to you, answered fast.
- Proof: client reviews with permission, recent transactions, and short market notes.
- English and Arabic, fast on a phone, and easy to update yourself.
Does it pay for itself?
Sales commission in Dubai is commonly 2% of the price, so a single extra deal on a AED 2 million apartment is worth around AED 40,000 before your brokerage's split. A good personal website costs a fraction of that, and it keeps working after every listing ends. The real question is not whether you can afford a website, but how many clients chose a better-presented agent because they couldn't find you.
Where to start
Start with a simple, fast site built around your name, your licence and two or three areas you know best, linked from your portal profiles and Instagram bio. Add listing pages and market updates once the basics are live. If you'd like help, I design and build real estate websites for Dubai agents and brokerages, with permit-ready listings, WhatsApp enquiries and English and Arabic from day one.
Do I still need Property Finder and Bayut if I have a website?
Yes. Portals bring buyers who are actively searching. Your website works alongside them: it's where clients check who you are, and where leads come to you directly.
Can an individual agent have a website, or only the brokerage?
An agent can have a personal website, but it should show your brokerage, your RERA BRN and the brokerage ORN, and every advertised listing needs its Trakheesi permit. Agree the approach with your brokerage first.
Will a website bring leads straight away?
Your name search and referral checks improve as soon as it is live. Ranking for area and building searches takes a few months of useful pages and updates.
